I am currently a student of Chris mcclatchey. I attended his seminar in may last year. I close on a Triplex February 27th using his methods. He's very knowledgeable and has helped me get many contacts for lenders and possible JV partners. Anytime I text him even if it's 9 p.m. he usually texts back very quickly. Plus he has an assistant that works at the office you can always call her. I'm really happy I went to his seminar and I recommend it. It opens your eyes to some creative financing that is very unique. Within the last year I've also done wholesaling and a flip which is not exactly his area of expertise but he was there to help me through them whenever I had questions or needed advice.

@Brent Hill  I have recently changed my list to less equity. Starting at 60 % is too high. You're right. We want people that are in distress and the more equity they have the less incentive to sell at bargain price.

Can anyone tell me what the difference is when owning small multi family units such as duplexes up to quads compared to owning 5 + units in one building? Is there a difference in the way you file taxes? What are the pros and cons of having 5+ units?(small apartment complexes)  I'm in Florida so no sure if it differs from state to state.

I just went to a 3 day event held by @Christopher McClatchey. I highly recommend going to a live event if you can. You will not regret it!

I just attended a 3 day seminar held by @Christopher McClatchey and I just want to say he's pretty amazing. His teachings are not of the traditional way of thinking. You must be able to discard any traditional ways of thinking to be successful with his tactics. He's been doing this zero percent owner financing for about 4-5 years now and has students all over the country. I am proud to say I am one of his newest students. In a few months I'll jump back on here and share my success stories ;)

I search for 60-100% equity, SFR, and absentee out of state within a certain zip code.

You want to look for absentee owners with 60% or more in equity.  Exclude corporate owned properties and that should narrow it down a good bit for you.
