Yellow Letter Voicemail Script - Looking for Feedback

I'm planning on answering the phone whenever possible, but I also have voicemail setup to catch those calls that I can't get to.  Please let me know what you think about this voicemail message script.  I've listened to and read other scripts here on BP, but I have changed it a bit.

Hello this is [First Name]. Thank you for calling.

You received a letter from me because I want to buy your [County Name] County property.  If you would like to sell your property, then please leave a clear message including your name, phone number, and property address.

I am not a realtor seeking to list your home.  I want to buy your property outright for cash, as-is, as fast as you’re willing to close.

So again, if you are interested in selling your property hassle free, then please leave a clear message including your name, phone number, and property address.

Expect to hear from me within one business day.  Thank you again for calling.  I’ll talk to you soon.

Total length = 45 seconds.

Thanks for your feedback in advance.

@Paul Felix

Watch who you take advice from...I typically don't take it from a company's employees using terms like "they" as if they're not an employee....

As an actual investor who's done this for years:

I would do something more subtle. You don't want a caller to feel like they rolled into a sales pitch. I've got a guy who robo-dials me and anytime I here his voice I hang up. The idea behind marketing is for the individual to not feel like you're using gorilla style tactics. (Why people advocate YL vs Post Cards) If they get a voicemail that sounds like that they're going to assume they were just a part of a marketing campaign. Before I had staff taking my calls I used a very simple message:

"Thank you for calling Ryan with Christopher Ellyn Homes. I'm very sorry to have missed your call. If you could leave me a detailed voicemail with your name, number, and the purpose of your call I will get back with you momentarily. I appreciate your time and have a great day!"

I found that approach to work much better. The idea is to talk to them. Not get a 3 minute long voicemail from them. I would also strongly advocate having multiple points of contact on your marketing pieces. The more ways they can reach you the better. I like to have an email, phone number, and website (with forms).
