I am screening a tenant but there are various red flags on the mysmartmove report. First is about a 20k credit card debt but also a 5 year probation for theft $20k. Do you or have you ever accepted a tenant with a previous criminal history or do you automatically move on the the next application?

Does anyone have a blank lease agreement or can guide me to where i can print one real quick? I am showing a rental property in one hour but left the agreement at home. I just need a good detailed agreement and also a separate agreement in case they would like to put a deposit to hold the house. Much appreciated!

Hey everyone! I haven't been around biggerpockets in a while and I miss it. I waited 11 months and 20 days to take the real estate exams. Not a good idea! I had to take a crash course and cram everything back in my head in a couple of days. First time passed the National but failed the state by one question :(. Retook it today and passed! As soon as I saw passed on that screen I jumped in joy. I just opened a cellphone store with my dad in Fort Worth but plan on joining Keller Williams and going after my dreams.

Hello my fellow Bp friends. I haven't been on the site for a while and I have a question. I received a letter in the mail from the City of Ft Worth Board of Adjustment notifying me that a neighboring property to my rental is scheduled to appear at this month's meeting of the Board. The agenda is for a "Variance for enclosed garage". Just wondering, do these enclosures devalue the prices of the neighborhood overall. Thanks!
