LOL I heard about this guy. It was a nice house too. Also reminds me of the one in Florida I believe not too long ago.

My friend told me today that he is moving to my area. He is buying it from an investor owner financed @ 10% interest for $108k. The investor purchased the home for $80k and put another 10k into it "supposedly". He is due to sign the contract on at the end of the month. From my quick research it seems this investor is pretty new. What should be a priority when buying a house owner finance? He doesn't want to get an inspection which I think is totally absurd. The house was built 2005 but you never know!
Does the investor have to use a third party loan serving company? I want to make sure they do things right. He is planning on paying down his loan within a year to around $80k so he can refinance.

I live in Keller and it is a great place. You are right about the school district. It is recognized and alot of people are moving here. There's also a big boost in new residential and commercial construction going on!

My parents are setting up a small office "non real estate related" and we rehabbed the space in 3 days. We put up a dividing wall and door and texture & paint. What do you guys think. I learned that next time I need to be more organized with the tools and not be so messy :)

The carpet has probably been with the house since it was built around 1995 according to him. The landlord has been rude and uncooperative with him. Last month, the garage door spring broke and he couldn't get his tools out. She didn't care so he went ahead and replaced it out of pocket. Isn't mold dangerous for health? This is what is most alarming from what I saw. They have two little girls. He wants to move but is not financially ready. He wants my help in finding him an owner finance house in about 4 months when we finish a project.

Hello everyone! I haven't been on the site lately as I have been busy with some projects and keeping a healthy lifestyle :). One of my contractors who is a great person and has helped me needs some advice. He has been renting a house for the past 5 years and needs to change the carpet. I visited his house when we went for some tools and the carpet is in really bad shape. He has tried to clean it but it is beyond cleaning and will need to be replaced. His landlord owns two houses in the neighborhood and told him that she will not replace it because she didn't know he would have kids! Besides the carpet issue, there is mold in the garage wall due to run off from the furnace something must be clogged in there. I really want to help this guy out he has been really helpful. Thanks for any advice!

Is anyone allowed to mention the two wholesaling companies in Dfw? I have a meeting with one of them just to check out what they have. Do both of them start with N?

@emily dixon it's not about being cheap but considering that I am giving him steady work $200 I think it is a good price for the room size. Like I said I can do it myself and most likely will since he is busy doing other work for me. I agree that going the cheap route there is a high probability that the work will not be as good.

I understand that painting only one room might not make his worth while and he needs to charge a higeher rate for one room. The room is a patient room in a medical clinic. Hes not the cheapest around but his work is excellent and he pays attention to detail. I could very well do it myself but i wanted him to make some extra $$ since he is going through a time financially. I am good at painting and dont even tape most of the time. He told me that just taping would take a while lol. I told him no that it would only take at least 10 minutes. Really it's not that time consuming if you move quick. He then lowered the bid to $200. I am giving him a big contract coming up in the next few days which will help him financially. He's a really good guy with lots of experience and great references just not to bright in the business management aspect.
