Inventory is tight, isn't it? Instead of buying just one house, why not buy a duplex with two streams of income and great returns?

This property is located near the intersection of 21st and Arlington, just blocks from the Raytheon plant. Did you know that Raytheon is working with Indianapolis to give the plant a facelift before 2020, and at the same time, bring in 349 new jobs to the market? Gov. Eric Holcomb and economic development officials say that we already have a strong aerospace industry in Indianapolis, but they are working to grow that influence on the international stage.

As far as this property: it used to rent for $550/month per unit. At current projections, you can make over 17% returns on your money and put $770 in your pocket every month. Neighboring homes rented in the Section 8 program are renting at $650 per month. If you want to maximize your dollar and work with Section 8, you could have returns of over 21%!

The property has two newer furnaces; one is 1 years old and the other is 4 years old. And it just had new siding installed a few years ago! The roof is older but has a few more years of life left in it. The property will need cleaning, trash removal, carpet, paint, a few new windows, painting the kitchen cabinets, and reinstallation of gutters.
