Post: Needing help with a mold problem

Hi Mike 

The best way is to remove all of the mold, scrape as much as you can away. Then spray straight bleach, it must be straight bleach. on all of the mold even spray the wood studs. then wait for it to dry. After it drys paint the treated area with an OIL BASE PRIMER. An oil base primer has Lacker in it witch will seal the area. So remember SMALL amounts of Mold could be treated this way.

You can't get a direct door supplier. Door company's will only supply lumber yards. Maybe if you buy 4,000 to 6,000 doors a year you could get a better price. A lumber yard is your best bet. 

I am 3rd generation in a  60 year old family owned business and the ONLY ITEM I could get at a 40% discount is Kitchen Cabinets. (Thanks Grandpa). So PM me if you have any other questions on my company.

Hi Darryl

1.Is there a concrete floor under the parquet wooden floor.

2.When they came to clean out the shower trap. Did they use a metal snake attached to a drill.

3.If they did they may have punched a hole in the shower trap, this would cause it to leek when you are taking a shower. If you have a concrete floor the water will sit between the two floors causing mold on the wood floor.

REPAIR

1.To repair this you will need to remove the shower pan, jack hammer the concrete floor and replace the shower trap.

My opinion

1.This could be just an accident or old plumbing and needs to be replaced.

Check to see if you installed a combination detector.     A smoke and carbon monoxide detector.   

You may have carbon monoxide leaking in to the unit and this could be the problem.

Hi Justin

You should have an E-gress window  (check with local building codes for the size needed in case of a fire) or a door leading to the outside. Also if you are making a bedroom you need to install closets and a light switch for entering the room.

Hi Khanittha 

Start small VERY SMALL look for a flip that needs minor work.  Like sanding the wood floors, painting the home, refinishing the kitchen cabinets and new counter tops. Installing new bath fixtures. Installing new doors. Keep it very simple, very simple. 

Get the feel of  your contractors, and the timing on how the work is completed. Start small and profit 7K to 15K on your first home.  The next home try replacing a bathroom and so on...

I see more and more Entrepreneurs like yourself having this problem with property managers.

Wish you were in New Jersey I am the man you are looking for. 

The way my company works is, I get a small monthly fee this includes building and property checks, some repairs and administration work.

I set up all the building repairs also state and local inspections when needed.

I only charge a fee when I complete a building repair or meet a local inspector. I am on call 24/7 for all EMERGENCY'S like fire alarms or damage to the property.

Your Job – You collect your rent from the tenants, pay utility bills and Insurance. I do everything else to keep your buildings running.
