I too am looking to expand into the AZ market.  Specifically Mesa, Chandler, Scottsdale and Phoenix.  Looking to connect with a Broker and wholesaler

@Mary Ciccarelli- If they are full bathrooms you are looking at 7500-12,500, Half bath can be about 3,500-5500.

Kitchen remodel with appliances depending on size and what issues with plumbing and electrical your looking at around 12,500-23,000

Floors- Harwood- roughly $5-$7/sqft.  That includes installation and staining. 

Drop ceilings are usually put there to hide something and that something is usually mold/water damage.  When you go to the property, remove the ceiling tiles and take a flash light and look up and around the area.  Also, what is your goal with he property?  If your renting out out I would just prime and paint the paneling.  This will also determine what finishes you will use.  Cabinets, counters, vanity's and such.  If you have more question, you can always reach out privately.

Lehigh Valley, Philadelphia and some others are great markets.  I live in NJ as well near Newark and its only a 45-50 min drive out there.  If you haven't been, take a day trip and see what's going on.

Welcome @Stephanie Althouse.  Lehigh Valley and Philadelphia are great markets. I just had an offer accepted in Allentown on 2 properties.  There are definitely deals out there.  Find a realtor, go to networking events, analyze the market you are looking at, drive for dollars, and whatever else you can do to find the deals.  Just make sure you are ready to go when you put an offer in.

Hey @David L Miller, there are a lot of great tools out there.  City-data, Crexi, and so on.  You can also check out Neal Bawa.  He is loaded with information about markets and how to do research.  PA is a great market, especially the Lehigh Valley, but it is very competitive right now just like everywhere else.

@Ma D. Definitely some great points here.  I would look to find another attorney.  I know people that have evicted tenants during COVID.  It is a process and yes the courts are backed up, but action needs to be taken.  I can suggest our lawyer.  We own a PM company and are investors ourselves.  Are you still willing to sell the property? Where in NJ is it located?  PM for my lawyers information,

If it were me, I would go with an HVAC system.  It may cost more upfront but will save you on the back end and increase the value of the property.  I just quoted a client in NJ for a 2 unit home for and HVAC system and it was around 25-30,000.  As others have said, no you wouldn't open the ceiling.  HVAC contractors will use soffits and closets to run the duct work.  In regards to the splits, as per my HVAC sub, you would need a unit in each room.  On the outside of the house it will look like a maze with all of the pipes.  They need to connect with one anther and to the unit supplying them.  If I remember correctly, its 3 different lines that are run.  You would probably also need to upgrade your electrical service as well. Those splits are good for offices or studio's.  The HVAC system is a nice clean look and very efficient.
