Looking for a Good Book that deals with Hard Numbers on what works, and what the ratio is for NOI:Assessed Value.

I hear a lot about the 1% rule for SFH, but at 1% you still really can't make money on multifamily once you include all the other expenses of a multifamily and a mortgage.
