Need referrals for great oil tank inspection/removal company in central jersey!

Buying a property in Mercer county, there is a oil tank on site, we want to know if the oil tank is leaking or not before moving forward with the deal, otherwise we will walk away! ! Thanks in advance BP for your help

How did you make out with the removal of the oil tank? I'm in the same position now. Looking for a company to first advise me if the tank is leaking before I move forward with closing.

 @Nicholas Boccella:

Thanks for this post! My husband and I are on the hunt for our first BRRRR deal in NJ and discussed this same exact scenario! Now, we know how to handle. May I ask what city you were able to successfully BRRRR in?

Good luck!!

Hello - Do you still have a script to share? My husband and I plan to begin our first direct mail campaign

I would strongly suggest you do not do DMM.

Look into PPC/Facebook ads.

There is a reason Nike, Apple Samsung, don't touch CC, D4$, DMM, Bandit signs.

Look into other marketing venues, and then try to come up with reasons why any and all are bad.

If you can't come up with a reason , then that is one you need to consider.

There is nothing OK with DMM. If you are doing it because 90% of investors are doing it, consider this... 90%+ of investors also fail!

I wonder why...

Thank you! Can you recommend any sites or books on the “how-to”?

Post: Driving 4 Dollars + Direct Mail Follow-up

Hello BP -  I’m a newbie looking to begin my first driving for dollars direct mail campaign. My approach is to send a handwritten post card after performing a skip trace. My questions are around the follow-up process for the owners who do not call me after receiving the 1st mailer.

  1. What type of mailer I should send next? A yellow letter, postcard, or email (this may or may not be an option; my understanding is 2.0 REITouch returns email addresses if found).
  2. How frequent should I mail before calling?
  3. And when is the lead consider “dead”?

Thanks as always BP Community for your input!

y @Constance Wilson:

:My husband and I have been exploring East Orange and it seems the “deals” are being swept up in a couple of days! The taxes are high and properties required major renovations. A good agent and capital is key to entering this market.
