What does the following items mean from the BRRRR analysis I just ran; Is this good or bad? Thanks in advance.

  • 2% Rule, Total Initial Equity, Typical Cap Rate, Gross Rent Multiplier, Debt Coverage Rate, and ARV

Hello Marc - It's been 2 years since this post..... how are your properties doing in Trenton today? Do you still have them? Do they cash flow? Any issues with keeping tenants? Did you obtain your tenants through section 8? My husband and I are looking to BRRRR in Trenton.

My husband and I are looking to BRRRR in Trenton however I'm a bit concerned about the AVR required for the refinance to pull our money out. Also, property values vary in Trenton so it's hard to estimate the ARV in order to run the numbers. Any insights you can provide would be much appreciated.
