When using the fix and flip calculator where would I capture the downpayment used to obtain a mortgage to acquire the property? Where does this get recorded in the fix and flip calculator?

Hello John - I live in the area. Did you run the Buy and Hold calculator to understand ROI and cash flow? With $300 HOA plus mortgage, it doesn't seem like you will have much cash flow. Also, that development is already priced at the top of the market in anticipation of the train station. Not sure how much appreciation one can truly expect over the next ten years. Overall, it does not sound worth it. I recommend running the calculator and analyzing the numbers.

Hello Tracey - I’m under attorney review on a property in Berkeley Square. We conducted the home inspection on Saturday and it turned out to be a complete gut job. Not what we were expecting nevertheless we are asking our contractor to review report and initial itemized bid to get an high-level sense of cost so we can re-negotiate price.

It would be super helpful if you could tag your favorite calculator report so it displays at the top. We are under attorney review and have been constantly tweaking the numbers (this will be our first deal if all goes well). And this deal is on page 7
