I live and work in Palm Beach County, FL, and am a new investor always looking to network and possible joint ventures! I am focused on providing boots-on-the-ground info for non-local investors, including touring properties myself and creating 360 virtual tours, drone footage, and property analysis using the BP calcs. If you have some properties in my area you'd like more detailed info on, I'd be happy to help you out! 

I understand the concern for flooding in certain areas, but I know that many municipalities are concerned as well and have plans to mitigate or prevent issues with this. In my area I can deep dive into each city and find out what the risks are. Might double your value since you'll have a new waterfront property! :D

Lots of bigger developers planning for the Northwood neighborhood and surrounding area. Recently shared an article that West Palm might become "Wall Street South" with a lot of the New York firms leasing/building office space. 

Seems the most popular trend for investors since inventory is so tight and prices are so high is ADUs, which Riviera Beach has a pretty flexible definition and zoning codes. Currently looking for ADU potential such as lot space, garage conversions, or larger master bedrooms and floorplans which can be converted.

 I was always curious how a ground lease works, do you have any good resources? I've seen signs popping up for them in my area, is it basically putting up land for rent?

Not sure what you mean by you have $500k in capital to use, but you are also looking for loans? Would you mind clarifying? I'm a newbie investor but I'm sure more experienced and connected ones would be happy to offer more guidance! I'll follow this thread in the hopes of learning more as well!

Also a friend of mine buys vacant land that owes back taxes for cheap, and then lists the plots for sale with owner financing, often $99 down and they make payments, if they default, you keep the $ and the land!

  • RC airplane/drone "airport"
  • Wind or solar power farm
  • Mountain biking course
  • ATV/Dirt Biking Course
  • Small dump/junkyard
  • Raise goats, chickens, or other animals
  • Adopt animals from shelter and create a Pet Haven
  • Put up advertisements/billboards (location dependent)
  • Campsite
  • RV site
  • Treehouse or tiny house Airbnb
  • Event parking
  • Tree Farm
  • Make fertilizer
  • Create a vacation Lake
  • Concert or festival venue
  • RV pad for rent
  • Work with developer to create a Housing Development
