@Brian Garrett hi there, I am currently looking for partner(s) for a quadplex deal, 3x 1B/1BA and 1x2/1 currently all rented, 3 month to month and last is 7mo left in lease. Motivated seller asking $895,000, 7.7% cap rate in great area, beautiful neighborhood walking distance to beach, bars, and restaurants just north of Palm Beach on Singer Island (where I live). Would you have some time for a quick chat?

My cousin and I would be able to design a website for you at a very affordable price, as long as you can provide the media (photos, video). Probably the easiest way is to buy a 360 degree camera and use that, or hire a photographer on Freelancer or similar apps to get the media for you. 

Most web browsers nowadays support WebVR, allowing a potential tenant to view VR content on their computer, tablet, and even smartphone! Think of Google Streetview, it would be similar to that. Or we could do a 3D rendering of the units and they could tour that (probably not as effective but likely cheaper).

If anyone is interested, I'm looking for some part time work as a virtual assistant to learn the business and make a little side income. I am a young motivated professional who lives in the DC metro area. I currently have a full time job that I enjoy but I'm looking for a side hustle to pay off my student loans faster. I was a philosophy major, and I was told "you can do anything you want"! Trying to make it work. :) I can send my resume, and any other info you might like to know!

I was wondering how an out-of-state investor would know where the rental "areas" are in a potential location. Like what if I bought a property in a location that there were few renters? Just wondering what the key indicators are, I'm assuming that part of the investor's due diligence would be to find that out beforehand, what are some good resources? Talking to locals? Thanks BP.

From everything I've read and listened to on BP, most of your assessment seems true. Finding a deal takes work, otherwise everyone and their grandma would be in the real estate game. It takes patience, persistence, and a little luck. But as was said in a podcast I listened to last week: "luck is when preparation meets opportunity". Meaning if you are prepared and put in the work, you WILL find a deal because it's a numbers game. 

Brandon says that in this game, even if you fail 90% of the time you will win, because that means you've actually succeeded 10% of the time. Make "lowball" offers, you never know what might get accepted! I'm a newbie and will purchase my first property in 2018. Best of luck to you and hang in there!

Follow up question - what constitutes a ‘family member’ in the non-occupant co-borrower definition? Would a cousin count? He and I are looking to partner in the future.
