Why not invest in a city or in that state where you live? I don't feel comfortable investing out of state but that's me. I know SFO is very expensive but there are areas in CA where you can invest unless your plan is to move back to Ohio, AZ or FL. I have helped lot of Bay Area investors in my area of Roseville, Rocklin, Sacramento areas. All the best!!!

Hey @Tristan Romero, I'm from Roseville/Rocklin area. I would stay away from pool properties as this will be your investment property. You already aware of liability issues of pool so I would suggest look for properties without pool unless you are moving in that property in near future. btw, I'm a broker and let me know if you need my help. I can tell you from my own experience that Redding is hot market for rental. We were looking for a rental in Redding area for my daughter and we had hard time finding one. It took us couple months to find one though. Homeless and crime are mostly everywhere in CA now a days. Btw, I'm a broker in Rocklin area which is close to Sacramento. Let's connect.

Hi @Salome Bhetwal I am a real estate broker in northern California. As people above suggested to connect with your local real estate agent/broker and mortgage broker for more details. It's good idea that you have 10-12 months and market can shift little bit but it's good start here. I have helped many bay area investors in my area and they are very pleased because I know my market. All the best!!!

Could be little bit off topic but I'm amazed what I have seen recently. I'm a broker and somehow I started seeing these off market properties and I'm getting those emails from this company. What I have seen yesterday and today and I had emailed the wholesaler about this with no reply yet that what the wholesaler is offering these both properties are in MLS pending. So, if these 2 properties are in MLS pending and listing broker stated "exclusive right to sell" how wholesaler is blasting these to investors. Any of you have any experience or am I missing something here?

I have seen the table what starter and pro members get and the pricing?

My question is what are the rules for pro/premium? Can they talk about anything or post anything?

Starter $0, pro monthly $39 and pro annual $32.50

What's the difference between Pro and Premium?

The reason I'm asking one of my recent post was removed and I'm still not clear why.

Can someone please explain? TIA!
