I have done it and it was waste of money for me. My ad ran for one year and not even single lead from that. Again i'm in northern CA.

It all depends what part of country do you live in or trying to invest in. No one knew year ago that rates will go up from 3% to 7%. Year ago bidding war to now where I live in Roseville/Rocklin Northern CA there are many properties are available. Again some properties are going in contract in few days and some are still in market after month. There are still great deals available.

@Garrett Ayers I would suggest you should talk to your mortgage broker if you have one, and if you don't have one I can refer you to one and they can go over different scenarios. That will tell you what is best for you.

@Tristan Romero I’m a real estate broker in rocklin. I just sold one for $485k in rocklin and the rent they started getting is $2300 if that makes any sense. You need to get best if the best deal. All the best!

    According to UHUAL, 2022 Growth Cities :

    1.Ocala, FL (24)
    2.Sacramento-Roseville, CA (8)

    Nice to see #2 Sacramento-Roseville. I live in Rocklin which is right next to Roseville. Great place to live and great schools. Yes, lot of folks are moving or buying investment properties from Bay Area to Roseville/Rocklin area.
