Hello BP, I'm curious to know if there is a section on BP that teaches about how to fill paperwork like sales and purchase agreements, notes, options and other necessary paperwork that a new investor should be aware of how to fill them up. Thanks in advance!

I have been doing some direct mailing to pre foreclosed properties and just yesterday I had last minute calls. I found a good deal, I think, that I can take subject to but the owner is elderly and she doesn't know her mortgage or who is the lender. She pretty let me handle the entire process. So far she is 6 payments behind and the foreclosing date is this Tuesday. After talking to the lender and requesting a payoff and reinstatement letter they said that this might take longer since I'm trying to get them today, so we are at the mercy of them to send us this but I know there is a title search to do and this is where I'm stock. Since I don't have all the numbers to make an offer and just wants to buy some time till she moves out, can I do to speed up the process on my end?? I haven't put it under contract since I don't know what to offer but looks like she is willing to sign a blank contract and later give her the offer once we get all the numbers.

Thanks it is an interesting answer I think I need to change my thinking from profit to how could I help the owner with their property. Is something new for me and I like you said I will have to go through a lot of calls and sellers till I find the right pitch. Thanks again!

Hello BP! I have been doing some driving for dollars around my area and I was surprise to find so many vacant houses with minutes from each other. My curiosity is about NEGOTIATING, I have sent out letter to the owner as well as I found their phone number to call them but haven't done it yet the simple fact is because I don't know what key points to bring out to the owner besides tell them that I'm interested about purchasing their home. I know to ask the basic questions about if there is a loan amount, seconds mortgage, monthly payments, any late payments, etc... I'm not sure if to tell them that their property is nice but needs some major repairs/updates but what are some of your experiences when it comes to make the seller realize/negotiate that he or she should sell me their house and would you negotiate the price over the phone? Thanks,

thanks for the replies I was able to meet the seller yesterday. All the numbers look good and the best strategy is subject to, just that the owner doesn't feel comfortable doing that and he is only aware of the conventional way of buying real estate.

Hello BP,

I'm in the need of some help. I'm a new investor in the Atlanta area and I have been doing some study and work with the real estate. Lately I have been working on my marketing with online leads, vacant house and pre foreclose homes and it has being a great experience over the phone but lately I had a motivated seller contact me in regards of a pre foreclose home. After running the number on what he told me it looks to be a great deal and I have an appointment set up for today. I would like to see if someone with experience could go through the numbers with me and if you also think this a great deal, I would like for you to join me in this venture so we can all benefit from it.

I keep hearing that marketing is the key of success with real estate investing and I see there are many ways to do marketing. I have done few of them but I'm curious to get some ideas on where should I put my marketing budget to get the most of it. I'm planning to have a budget of $800-$1000 per month. I have thought about putting 100% of it on getting online leads but I don't know if that would be the best route or should I split my budget to other marketing strategies, if so, what other strategies could be effective? I understand that not all of them are going to lead to a deal every time but I'm looking to get more quality leads. I want to thanks in advance for the inputs :)
