@Mike Sedlacek I didn't know that but I'll be looking into that. However, I can finance the repairs with no problem and i wanted to use my VA loan right from the beginning instead of going all the away around with separate lenders and remodel it while I live there but I'll be taking the chances that the appraisal won't approve it for a VA.

So I came across a property that I’m interested on purchasing however, it does need some fixing up but I feel like is livable till all repairs are done.

I got pre qualify for a VA loan and I'm a bit concerned that the VA might not want to lend me the money with the conditions of the property. So I was thinking, why not use the BRRRR strategy but I noticed that private money, hard money, etc their terms is not for me to live in the property... Why?!

My plan is the same as if I would rent it (for me) and refinance it with the VA loan in order to pay off the hard money/private money. I'm just trying to wrap my head around it and see if I need to reconsider my strategy.

Russell Brazil thanks for the advice however we are fully aware of it and we are working together. Still, my main question was if any knows how to get the listing, if you know how to, we would appreciate the help.

Just a how to would be great but I noticed that every state MLS is different to maneuver and some systems don’t provide the full information.

After doing some networking with some agents in the Virginia area, I was able to work a deal to get access to the MRIS. However, we have no clue how to get the absentee listing.

At first, I was looking on the counties online public record but unfortunately I will have to search for individual addresses and after doing some more research I came across that is possible to get a listing through the MRIS. If anyone knows how to get this listing, please could you show us how to get it? Any help will be much appreciated!

Hello, I have been thinking over and over to what to say to my tenants about the fire pit they want to build. My tenants have been renting for almost a year and never had any issues with them and they are a lovely family. Few days ago I get a text from them asking if it is okay if they can build a fire pit on my backyard. At first I was like yeah that sounds like a good idea however I don’t know if I should give the okay to let them do it. My response back to them was that is not bad of an idea specially for this cold nights to have a fire pit but that I have to check with the HOA to see if a fire pit is allow to be built. As far as I know, there wouldn’t be a problem with the HOA but I wanted to get some thoughts whether is a good idea to allow tenants to do mini projects? I want to thank you all in advance for all inputs :)

Forgot to add that I found a property management company that will charge me an initial fee of one month's rent and then after 8% of the rent per month.

Hello BP, I'm in the need of some advice. I'm currently on the process to deploy and I have been doing some updates on the house I'm in now. I was planning to sell it but after talking to a friend, he is actually renting his house so the idea of renting came in mind. Here are the numbers: ARV: 225,000 Owe: 155,000 Mortgage-ins-taxes-hoa: 1100 Rehab: 7000 Utilities: 200 Commission: 15,750 Profit if sold: 45,950 Rents go between: 1500-1600 I'm in the fence between selling or renting but wanted to get BP's advice before making a decision. Hello BP, I'm working a deal with a vacant property but I need to get some numbers right before making the contract with the home owner. I'm in Atlanta Ga. and I wanted to know if there is a guideline or % on how much will it be for closing cost and what does that include? I got holding cost, repair cost and commissions fees already in the math just need some advice on the closing cost part. Thanks in advance!
