Almost of if time but can I still do this deal?
I have been doing some direct mailing to pre foreclosed properties and just yesterday I had last minute calls. I found a good deal, I think, that I can take subject to but the owner is elderly and she doesn't know her mortgage or who is the lender. She pretty let me handle the entire process.
So far she is 6 payments behind and the foreclosing date is this Tuesday. After talking to the lender and requesting a payoff and reinstatement letter they said that this might take longer since I'm trying to get them today, so we are at the mercy of them to send us this but I know there is a title search to do and this is where I'm stock.
Since I don't have all the numbers to make an offer and just wants to buy some time till she moves out, can I do to speed up the process on my end??
I haven't put it under contract since I don't know what to offer but looks like she is willing to sign a blank contract and later give her the offer once we get all the numbers.
