@Chase Vance This event is in fact scheduled for the 4th Tuesday this month. It should go back to being on the 3rd Tuesday in January.

@Joshua Zamora I understand the frustration! We are testing a property management company for a 16 unit we own in Heath, Ohio and it's been nothing but excuses and vacant properties. And zero communication from them. I would love to chat more about the subject. Sending you a direct message.

Hi BP community! I need some advice. We had an employee who assisted with acquisitions and he recently left the company abruptly. He was from a city about an hour outside of Columbus (where we are based) and sold us on how hot the market was in that area. We set up a marketing campaign there and got a decent response with some good leads. Unfortunately, we no longer have the employee here and we don't have much experience in that market. Is this campaign a lost cause? We invested a fair amount of money in marketing so I'm struggling with letting it go. Any advice will be much appreciated! Thanks!

Hi @Stacie Elizabeth, I know this isn't what you're looking for but, have you considered renting both condos out? You may be able to get $1300-1500/each. They have been beautifully renovated! Good luck!

Hi @Krystal Baker, this is not a silly question! We have 120 units mostly in Columbus, Ohio and have a few within 1 hour of Columbus (Dayton and Heath). It has been challenging to manage those properties outside of Columbus ourselves. We haven't found another PM company who does business and handles tenants the way we do. Personally, I think you should hold properties where you, yourself, can check in on them. Good Luck!

We are dealing with this right now as well. We have some multi-family properties that we charge a flat fee per unit based on past usage. @Amanda Roderick We have some properties that we split according to # of units and you are absolutely right - tenants get upset and feel it's unfair. We have found it's difficult to spot a leak if everyone is on 1 meter. We have looked into 2 companies for sub-metering and billing the tenants monthly. The tenant would incur the service charge ($3-$6/mo) as well so easier for us and no money out of our pocket after set up.
