Advice from Real Estate Agents/Investors w market knowledge
Hello,
I am looking for advice from local real estate agents or investors with market condition knowledge. I listed my first large flip a few weeks ago in Merion Village Columbus OH. Our real estate agent and her broker swears up and down we are priced correctly and says the market has “unexpectedly slowed to a halt and that things aren’t moving” any insight into this?! @Stacie Elizabeth There was never a condo market in Merion Village...you guys are in the experimental stages here...if your condos sell, they will be #3 and #4 in the last year...the two that have sold are of comparable finishes, but they are further north (priced lower as well)...you are on the Hungarian Village border and things get risky quickly...you're looking for a very special risk tolerant buyer...and they are focused in other areas right now...as Parsons redevelops things will change...you're just early in the game here in a location with no track record. We won't be seeing condos sell for you original listing for another 5-years...
Right now, duplexes on this block are not even reaching $200k...why would I buy one side of a condo when I can get an entire duplex for the same price?...
The only spots in Merion that are selling for a premium are bordering German Village...
