This is a great idea. I've used Google Forms before, but never to this extent. It was definitely frustrating to have a couple of conversations with a prospect only for them to never actually fill out any required documents.

If you are open, I would be interested in some assistance in setting up a similar form.

I'd recommend getting started going through the Podcasts. Its a great way to get ideas and even build your confidence. Plus its a efficient way to learn while you are driving around as an agent. There are many tips on gaining leads, how to find Contractors and overall strategies that you may not have thought about.

I currently use Cozy for payments and used it for tenant screening for my current tenants. Overall, I have no complaints. The screening report was pretty basic. The tenant paid for it online and Cozy let me know when it was ready. It was good enough for my needs.

I've used Cozy over the past year and have had no issue with it. It does take a couple of days for the money to transfer, but that has never been an issue (you can pay for faster service if you like).

I like that you can add one time payments (we do this for a water bill). Didn't really have to train my renters and imo the interface is simple enough though I am renting to college students.

You can also do a background check through Cozy and have the renters pay for it which is what we did, but I believe the info expires after a certain amount of time so you may need to save it offline. 

I would recommend it if you are just starting out.

While I do not currently invest in Pensacola, I was stationed in Pensacola a few years back. There is a great draw of young military members who travel to Pensacola for flight school right after college. While I would expect there to be high turnover (expect flight students to be there around 8-9 months/I showed up in July and left the following February), this could be a good thing depending on how you structure your business. 

It's easy to go online and figure out how much a service member makes to understand what price point you should look at if you decide to service them. While, I would expect many to find an apartment prior to arrival, I'm sure you could connect with someone on base to use the billboards there for advertisement. 

You will also find families there who are stationed longer (probably closer to two years) that may stay in Pensacola or end up in Milton (about 45 mins away from NAS Pensacola) at NAS Whiting Field. Many times, those members will want to find a place at a midpoint so they do not have to change their living situation when they transfer.

You will also find people who don't mind traveling and want to live near Pensacola Beach.

While I definitely recommend you do your own research and run your own numbers, I would suspect that it could be a great place to invest. I kind of regret not buying a place when I went through flight school there.

@Kamille H. I'm currently enrolled in RE Express. The site is easy to use and the info is pretty easy to digest. They give you 6 mos to complete the course so I broke it down to roughly 30 slides a day. I'm complete with the lessons after around 3 mos and now I am setting up my final and state exam for the next two weeks. They usually run good deals on Groupon (which includes the post license 25 hours). I'd recommend them.

I can't compare with any other school but I am taking my class at Real Estate Express (I'm currently overseas). Overall the course is good and I recommend it. 

I got the Georgia Competitive Edge package which comes with the post Licensure class. You get 6mos from the time you activate on their website to complete the course. I bought it online at Groupon for around $130. 

It's good at tracking progress and the interface is easy to use. My only complaint is that there are a few things that should be better explained in the math section (mostly terminology) but luckily I already knew most of it from BiggerPockets. Anything you can't figure out, a quick Google search will easily answer. 

Again, I do recommend the school.
