@Robert Naucke Jr

Thanks @Filipe Pereira

I did not want to use call screening and the other option is not available in the current GV settings.

Fortunately, there is a solution (for anyone else reading this thread) to access the Google Voice Legacy Page.

1. Go to your GV webpage (not app), click the "three vertical dots", scroll down in the menu and select "Legacy Google Voice".

2. Click the "Gear" in the upper right hand corner of the legacy page and then click "Settings"

3. Click "Calls"

4. Change "Caller ID (Incoming)" to "Display my Google Voice Number"

Credit goes to Michaela on this page. Access GV Legacy Page

@Filipe Pereira

Is there a way to tell where the call is coming from?

For example, how do you know if you have a new call from a potential tenant or a new call from a potential investor? Is there a way for Google to show you which number is being called?

Is there a particular reason you do not use Quickbooks Online or Xero?

 I run seven different LLCs across several businesses through QB, and the online version doesn't have all the features that I need.  Not to mention that the online version is a good bit more expensive than desktop, accounting for all costs.

 Understood. Thanks.

@Brandon Hall

I've read you comments here along with your website relative to organizing bookkeeping. Are you familiar with Xero's new Projects?

In your opinion would this feature make up for the lack in using Xero for Flippers?

@Ryan Dossey

Do you mind sharing why those agents were upset and how you diffused the situation?

Welcome @Stewart Hoy

I recommend you invest some time browsing the BiggerPockets blog along with signing up for their email Newsletter. If you want to get a lay of the land, find some time to attend an Atlanta REIA meeting http://atlantareia.com/.

Listen to the BP Podcast and learn the basic numbers. Checkout the Ultimate Beginers Guide here on BP and get a grasp on what type of investing suits you.Lastly, check out the path to purchase and spend some time analyzing 1-3 deals a day to get some practice in. This should be plenty to get yourself started.

I am in the process of interviewing brokers in Georgia and questions continue to come to me throughout the process.

1. Do any investor agents have a conflict when sending campaigns? When sending direct mail is there a requirement to advertise your brokers logo? My initial thought is no since you aren’t actually advertising a home.

2. Do you have a commission split with the broker on off market properties? Is this something I negotiate with broker? I'm confused as I don't believe the seller would be paying a commission but I feel this is a gray area as an agent. I'm certain you will pay when you sell since I'm sure you will want to maximize your reach via MLS.

I could be over thinking this.
