This is awesome @David Ounanian! It sounds like this took a lot of work, but the pay-off was so worth it. Nice job, and I'd love to see before and after photos if you have any!

We use Innago, which is a property management software for collecting rent, managing maintenance requests, signing leases online, etc. Searching for free property management software on Google is also a great way to find and compare different management apps (the free/nearly free software out there typically works super well for small to medium sized landlords) to figure out what works best for what you need!

Thanks for sharing your process, @Nicholas Ludwiczak! These are fantastic changes you've made, and should save you from wasting so much time on prospective renters who aren't really serious. I love the idea of including a video walk-through, too!

Congrats @Ryan P Smith! So cool to hear that you remodeled everything without hiring contractors. Did you end up hiring out some of the remodeling, or were there certain areas that you wished you had?

This is such a great response, I got a good laugh! I'll definitely need to start utilizing this sentence, "we must all live with imperfection in our lives." Thanks for sharing!

Generally one account per LLC is a good rule of thumb. Having separate bank accounts that are just for security deposits can be super helpful, and may even be required by your state.

Hey Brandon! White quartz is definitely in style. I'm not in an expensive rental market, so I don't have much experience with actually installing it. What I can say is that both white quartz and gray granite look nice. What type of countertops are you seeing in your market right now? What type are being installed in brand new expensive homes in the Farmington area?
