Hi Kimberly, I'm not able to see that photo, so it's hard to know exactly what the damage looks like. However, what I will say is that your lease should always be the first thing you reference in these types of scenarios. What does your lease say about who is responsible for paying for what types of damages? The landlord typically covers wear and tear. It sounds like this was not wear and tear, but different things can be taken into consideration (i.e. was the item the tenant broke very old and on its last leg, etc.).

Hi @Corey Curtin, this is awesome, and it's cool to hear that you've had the same renters for so many years! How has managing a rental long distance been? We are looking into focusing on more long distance, and I'm always curious to hear others' experiences.
