Hey all,

I am wondering if people are still finding deals that have good cap rates and not too much vacancy.  I usually look in Central MA but am seeing it dry up with inventory before my eyes.  I am open to "C" areas.  Purchase price ideally under $300K.  Any other specific towns people are seeing?

Hey all,

I've heard that West Hartford offers property with very low vacancy and tenants that have above median incomes for the area, with cap rates from 10-14%.  I was wondering if there is anyone out there that has come across any properties like this?  I am located in MA, and I am finding a tough time finding deals right now.  This past summer/fall was great, but it looks to have dried up.

Hi all!

My fiance currently holds a 9-5 job but after seeing my passion for real estate, it is starting to spill over to her as well.  She is interested in becoming a licensed agent, but does not want to jump in with both feet yet, and wants to see if this is something she is good at, while holding her job.  If that means only going after rentals to start out and learn the industry, then she is willing.

I am pretty knowledgeable when it comes to investing, but I am not an agent, nor do I hold my license, so I cannot give her great advice.  I think it can be done, but I'd love to hear success (or failed) stories so we can plan better.

Does anyone have good sources for investing in emerging markets?  Down the road, once I have built some wealth with my rentals, I'd like to study economic trends such as employment to decipher some patterns in economic growth.  I know there are several sources out there geared towards this and was wondering if anyone knew off hand what some were.  Also, is there anyone out there who has had success in speculating appreciation in markets, then investing and has hit big?

How much is typically allowed in a cash out refi?  Is it something like 75% of equity in the property?  So if you have 25% equity in a $1M home, you can take .75($250K)=$187.5K?  I know that 75% can vary by lender but was just curious if that is how it works, and what is the most common amount lenders will let you take.  Thanks in advance!

I went the house-hack route and love it!  My first investment is a Somerville 3 br condo where I actually make $100/month to live in my condo.  Now every dime I make at my job is saving for the next investment.  Good Luck!!
