Have you guys heard of Roma Street?  Could that be touched by appreciation?  On the mainland. Not beach side.

Hi,

Do people see Daytona as a place on the rise? I know that they are building a ton out there and they are trying to stimulate economy there and capitalize on tourism based on the below article. I want to buy a SFH, even though the returns are not as good as my local market now. Has anyone else heard good things about the developments in that market?

These kind of properties make up some of my portfolio.  As long as I can justify with good rental demand and rental history there, and the repair costs to the building are not outrageous, it's a good play.  

Remember, that 1,950 is not your cash flow. Subtract your PITI roughly minus 700 if you put 20% down. Then the other expenses to run the place. That being said, the return is still pretty sweet. You could make up your cash investment in 2 years. Is it a multi?

I moved home to save money to buy a 3 bed condo. House hacked it for a couple years to save more money. In the meantime I had the good fortune of it appreciating close to 200K! Got a HELOC and got into multis. I now own over 20 units and am working towards a goal I find very achievable with hard work and persistence.

Have a plan of action.  I am currently in full acquisition mode and plan to take on debt as I grow my business.  In 3-4 years I will use my cash flow to chip away at debt and fully put the breaks on using leverage to acquire new properties.

Is there a lot of crime in Holly Hill?  What should I look out for?  I might buy a 4 plex there for 150K which has a 11% cap.  I saw teh place, and it wasn't bad.  The area seemed a bit rough, but nothing I haven't seen before.  The tenant I met was actually pretty nice.

I am trying to get a conventional loan. My rentals are in an LLC that flow through your personal on your tax returns. Now I am being told my DTI is too high since I have all the debt from my rentals. If I had a C corp, this would not hit my personal return. Has anyone else had this problem?
