Hi All,
This is a great website and I love everything that it has to offer! I have a question for buy and holds in the Massachusetts or Rhode Island area. I am looking for areas where home price will be around 150K or less and I can still net a positive cash flow. I will be putting 20% down but unfortunately cannot get approved for more than this due to my current mortgage on my only other property. I hear some people like areas in RI, but I am not too familiar. In MA it can get very expensive around Boston, and am again not sure about rents and vacancy rates too far from Boston.

Hi All,

If I live in a 3 br condo, and rent out my 2 other rooms to tenants that cover my mortgage, do I have to claim them as rental income?

So now if I find a property that deems worthy of an investor to flip and make a lot of $, why wouldn’t I just keep the property for myself and rehab/flip as opposed to selling for smaller profit just to let someone else do it? Please excuse me if the question sounds stupid…total newbie here haha.

What is the best way to find a good property to rehab and flip? Wholesaler, MLS, or somewhere else? Are foreclosures usually the best way to go?

And by Direct mail, do you mean to places a see a For Sale sign? I still would not know if investors would actually be interested though, correct?

Hi All,

I am totally new to wholesaling so I have a very basic question. How will I know where to look for a deal that I can be somewhat sure investors will want to buy in order to flip? I hear it is good to look for motivated sellers for this, but where can I find these sellers? Looking at For Sale signs, listings on MLS, or somewhere else? I see plenty of cheap distressed properties on MLS, but how can you be sure someone will want to buy it?

Thanks Dave and Greg! I will check out the podcasts you have mentioned. So the way wholesaling works is that they will find the deals and charge someone like me maybe 5-10K more than they bought for?
