Where are people buying??

Hey all,

I am wondering if people are still finding deals that have good cap rates and not too much vacancy.  I usually look in Central MA but am seeing it dry up with inventory before my eyes.  I am open to "C" areas.  Purchase price ideally under $300K.  Any other specific towns people are seeing?
