@Robbie Reutzel I plan on getting licensed as soon as I get the capital to pay for the course. Unless there is so kind of programs or something? Also, what are some of this "skip tracing services " you speak about? I've never heard of it before.

Hello all, I wanted to know if there where any realtors in my area that wouldn't mind running some comps so I can have accurate numbers for my deals? I'm finding out Zillow isn't as accurate as it should be and I don't have access to the MLS myself. It is important to me to have accurate info to go off of to make fair deals for my sellers and buyers.

Also, what am I to do in a situation were I find a property thats vacant and I can't find the info on the property in my states property tax website? Are there other options to find the owners information?

@John Patton hey thanks again for the info you really have helped me more than I could imagine at this point. As the the commercial property, the deal came to me with a residential property I was working on so I said what the heck let me see what I can do. 

I've also been here looking for a job as a form of revenue until things start to pick up for me. I just got hired at a BMW dealership so hopefully I come across some connection while I'm there. It's like one of the only BMW lots we have so fingers crossed lol
