Wholesaling properties with a mortgage

I have a question, is it possible to wholesale a property that has a mortgage balance on it? If so, how do I go about doing it without getting in trouble? As in doing it without acting as a realtor?

If anyone can answer these questions that would be great seeing as though I have 3 potential properties I can put under contract at the moment.
