just wondering are there any investors outside of Mobile, AL that would like to invest in SFH/MULTI UNIT properties in and around Mobile?

I'm wholesaling a 1900 sqft duplex in Chickasaw, AL. It's in a very quiet neighborhood, however, it does need updating in both kitchens and the roof may need some work done. The outside is currently being painted so that will bring the curb appeal up. It has hardwood floors in the bedrooms. There is tile in the kitchens and the bathrooms that may need to be replaced. There is only one comp that sold for 60k about 2 or 3 years ago. However if the proper upgrades are done I would estimate you could get close to 70k for it if you are looking to resale. The rental rate is between $500-$600 for those who want to become a landlord. I only have pictures of one unit because the other one is occupied.I'm asking $32000 net cash.

I want to know does anyone co-wholesale and if so how is it structured so no one gets crossed out? I have a deal in my area that another wholesaler has a buyer, and it turns out he has two places that I have buyers for in his area. I just want to make sure we both DO THE RIGHT THING. This could be great for all parties if done correctly. Any advise????

@Gisele Blum no I didn't start until I got here. I started an insurance company with my ex-wife while I was down there, so I was doing that . I wish I could have though,   It would have been a good learning experience.

Lol I guess not when you put it that way @Gisele Blum lol. I actually just moved from Miami at the end of February. I think Miami is a great place to be though, maybe you should expand your radius. Miami is HUGE and full of sharks lol. Mobile is small and has a lot fewer sharks or people willing to think outside the box.

@Gisele Blum Hello, thanks for your interest in Mobile, AL and the surrounding areas. It's going well, sort of slow but I expected that. I have my first property under contract right now. I'm working on a second, which is a duplex, so hopefully it moves a little faster than this house I have now.

2 bedroom 1 bath house on Elm st in Prichard it needs new Windows, power washed and possibly painted. It also needs work on the front and back porch, as well as the flooring on the inside and the ceiling. The front door needs to be replaced as well. It was a huge backyard, living room and dining/family room. I'm looking to get 15k net cash. This is a great opportunity for someone looking to be a landlord, making around $500-600 monthly.
