Hello, I was wonder if someone could answer this question for me. Is it a good idea to work with a realtor on a wholesale deal? And what I mean by that is if a realtor is representing a property such as a foreclosure, is it smart to try to wholesale that same property?

so quick question, I've been trying to get into real estate via wholesaling but I don't know what contracts I need to wholesale. Hello all, I'm still pretty new to bigger pockets as well as real estate. I have an opportunity to make a wholesale deal here in Mobile,AL unfortunately I don't know a whole lot about getting a property under contract. I have a sample contract on hand and the link for it http://d1122mdoega6em.cloudfront.net/AssignmentOfContractAgreement.pdf.... But I have nooo idea how to fill it out. I'm under a lot of pressure in my life right now, I'm 24 never had a job, just graduated from college a year ago, in the middle of getting divorced, with a daughter to take care of and I don't have a penny to my name. So as you can tell I'm pretty desperate here. If ANYBODY can help me understand how to fill the contract out or can walk me through it or have any tips as to what I should include in the contract I would really appreciate it. Thanks in advance!!!

Ok so get the buy sell done first then the assignment contract? Another question? Is the assignment contract between me and the seller or me and the buyer? (Who is suppose to sign it)

No me and the seller have reached a verbal agreement to let me sell the property but I was told I need to get the property under contract first to protect my interest in the property. I thought that's what the assignment contract was for?
