Anyone own "ghetto" rentals?

I have experience with working class and lower income areas. But what about ghetto, warzone areas. A lot of burned out buildings, people using/selling drugs all over the place, frequent shootings (almost one a week it from my research).

I am looking at a 18 unit that is for sale for 179k. 85% occupied and making some serious money. But i have no experience with these type of areas...

Shequann, just because the lease states they are respondsable doesn't mean you will ever be able to collect anything more than the original deposit and it will cost you a lot of time and money trying to get blood from a stone. Your tennants are judgement proof. As suggested, landlording in a true war zone is a full contact sport where you are at a huge disadvantage if you play by the rules, because the tennants typically do not. I will invest in a transitional neighborhood where a turnaround can be made, but true war zones should be avoided unless you are willing to play the game as hard as it needs to be played. That isn't for me.
