Yes of course. Just trying to figure out which hotel to book with a conference room. And has good food and drink. Leaning towards the Radisson downtown. But will know more by next week.

Hi Antonio! You're not crazy ;)  Just dive right in. You know Scranton is your favorite!  Plus you already know a great property manager, so there is nothing to be scared of here.  No to alot of appreciation, but yes to cash flow.  We've got some smaller deals lining up. Back back and visit.

Ewwww! I've used the degreaser from the dollar store. That worked well and cheap.  Get a cheap scrubber too and gloves, while you're there. Hopefully it's not the entire floor. Good luck

Do not get involved. Call the police to write up a report.  Worst case, if it continues, evict both.

I agree - kitchen and bathrooms first.  Even small items like cabinet pull and handles are easy. Backsplash you can do yourself (just make sure it is strait), freshen the wall paint, white ceilings, and install new towel holders, toilet roll holders.  Happy updating!

Wow, 22.  That is amazing that you're thinking about real estate already.  I can't even imagine what I was doing at that age, but I wished someone introduced to me to investing at such a young age.  Good luck, and just do it now.  You'll be glad you did - 10, 20, 30 years from now.

I used to think, self-manage - all the way (and I'm a property manager). But at some point, you won't want to deal with the BS that comes with direct tenant contact. I become too attached and too nice. Slowly, I've asked other agent friends to find tenants for me, of course the commission of 1 month's rent is lost, but knowing it was a prescreened qualified tenant helps me become detached. And am now having other PM take over.  Once you accumulate volume, it does become another job. So try to self manage on your first one to learn the ins and outs.

In PA (NEPA) I also rely heavily on buyer agency agreements.  It is a consideration to work with only 1 agent.  I can still see why someone would want to work with multiple agencies.  But the key is: to be upfront with both (or more) agents, so they can make an informed decision on continuing to work with a buyer.  It's being respectful of someone's time, energy, gas expenses, and knowledge.  A retainer is an interesting idea, but not a common practice for our area.
