Hi Lizbeth, cap rate is important, but also look at the rents. If they are lower then market rents, see what kind of rents are more realistic, and see if there are leases or MTM. You can always adjust accordingly. In today's market, good buildings get scooped up so fast, that numbers aren't everything. With the 3 SFR, at least all the utilities will be separated.
