@Noman Tariq I am a little confused. So, depending on the neighborhood the "percentage" to calculate or use may be different?

And when you say the amount of work, are you referring to rehab/repairs needed when acquiring the property?

Throughout my reading and education on deal analysis' for rental properties, including listening to @Brandon Turner on webinars, I learned to use the 1% or 2% rule just to sort out deals that may be worth the time looking more into. I know not to rely on this rule (or any rule to be exact), but I am confused on the difference of the two. Which one is best to use over the other?

@Todd Dexheimer

Thanks... Very interesting! Why am I not surprised that the company bids to up the price.

Do they let you know online (or at the auction in person) before participating in the bid, if you're allowed to look inside?

I'm looking for insight on buying single family homes on Auction.com (both in person & online).

If there's anyone who have purchased property from there before, what's the process and any pointers/advice/tips.

@Jassem A. yes, I seen the bid requirement. I attended an in person auction in Bronx, NY a couple of months ago and they didn't require you to have all the money that day. Just 10 or 20% down, if I'm not mistaken. I am continuously browsing on auction.com.

@Jassem A. Ok, good to know. I don't plan on using that platform as an only source for deals. But, have you purchased from auction.com? If so, what's the process?
