My contract with him is for renting out my condo. It was expired on Feb 18, 2016. I told him that since the contract is expired, I wanted my keys back. He insisted keep on working until yesterday where I ended with him. He just doesn't communicate with me at all. I have to contact him and ask how things go. He never told me how many showing unless I ask him. Every time I am about to end it, he said he has people interested.

Thank you for your feedback. This is all new to me. Still on the learning curve

Hi All Do you know how long it will take to remove a listing from MLS? My contract with this listing agent ended this past Feb 2016. Every time I asked for the keys back, he insisted that he has someone interested. So I let him do his job until today. I ended with him because he does not communicate with me unless I called to check and he kept on saying he has somebody. I got the keys back but it is still in MLS. What should I do next? I already told him to remove it. Thanks - Chi

Hello

Need some advice about dropping PMI ($140). Quicken Loan called me and told me that they can can pay for my PMI because of my 820 credit score but my interest rate will be .5 higher. (My balance is not getting down to 80 or 78 percent rule yet)

I need to put down $500 deposit but will be returned upon closing. No other fees. They will pay for the appraisal.

My current interest rate is 4.375%. The new interest rate would be 4.87%

Should I do it? They have been calling me day and night for this and I don't have time to think it through yet.

Thanks

Chi

I am quite new to this but wondering what is the point of the rental agreement and the lease are for? The tenant is the one that break the agreement and the landlord has to pay to get the tenant out? So it's not like if don't pay for your electricity bill then the company just shut it off?

@Bud Leiser - not a jerk at all. I like your honest input. Yes, I still have to do a lot of reading on this.

@Scott Christensen - thank you also for your encouragement. In my area, the condo rent out very quickly for the price range of $1650 - $1700. However, I will not make anything out this rental because I pay roughly $1800 per month on the mortgage excluding the $200 HOA/month. It's fairly new so I don't need to do any major repairing. I have excellent credit score so I don't want to do anything that will jeopardize it.

Thanks

Chi

Hi

Basically, I am wondering if all of you investors out there own your personal property outright before starting your RE business?

I am still very new to this. I am still learning and doing my homework first before starting anything. In any case, I do have some cash to start with the business but at the same time I still have a mortgage to pay for own place. My place is currently underwater. No equity at all. It went down hill after I bought it in 2006.

Thanks

Hello all

I am a newbie and first time posting :-)

I am about to lose my job soon. I am thinking of renting out my condo and move my family into a smaller affordable apartment while looking for a new job. Is it a good idea? I have excellent credit score so I don't want this situation to jeopardize it. My husband still have a job but his salary will not be able to help out with the condo.

Principal and Interest: $1,068.97
Escrow (Tax & Insurance & PMI): $632.12
HOA: $200 / month

Rental in my area are going for between $1650 - $1700 for 2 beds with 1 and 1/2 bath

Thanks

Chi
