Hello

I'm currently in the middle of negotiating on a condo in Hamden, CT. Just want to plan a head of time, do you have any recommendation on Home Inspector? This condo (1 bedroom loft) is pretty small .. roughly 700 sq foot. I did the initial walk through and it seems fine (move-in ready). New boiler in March 2016 and the A/C compressor is only 5 years old. Sort of thinking about skipping the inspection but just in case. 

This is a cash purchase. I just need to find a closing attorney and he/she will take care the rest right?

@Justin Windham - I was very tempting to cash them out but I will leave it alone for now. I paid about $7.90 fee per quarter.

Thank you everyone for you input. Since the tenant moved in not too long ago, I decided to replace the washer / dryer. I bought a pair of washer / dryer for $180. The guy was asking for $200 but once I got there, I said $180 please :-). They are roughly 3 years old and in excellent condition. I told the tenants that this is a one time thing in writing. 

So the reason why the cycle left the clothes very wet was because of the drain hole. It was heavily bend at the bottom.

@Charles Morgan - what about this as state it by the tenant "the dryer is ruining my dress shirts by leaving black tar markings". When I was living there, it was fine ...

Thanks everyone .. I will have it fix or replace this time .. I will not change the lease term for this time though .. I could do that next time ..

Most owner at my complex only provide the hookups that's why I didn't included in the lease. 

-Chi
