Wow, love it ... Congrats

Thank you everyone for your input. 

I haven't return his deposit yet but I don't plan on charging him anything. The device was used by me roughly 5 years ago. It was up high and on one really touch it. That's why I was wondering why he took it off in the first place. He said it's falling off so he took it off. I think he's being paranoid and took it off because he may think there is a hidden camera in there or something. He's a tenant that also broke the lease too. He signed another year then called 2 weeks later to cancelled it then stayed over another month after his lease expire then ask me to pro-rate him which I told him it's not happening. Either way, he did pay the rent on time and kept the place clean. I have no trouble finding a new tenant and I have no gap between his leaving and the new one moving in so I am okay on this end. 

I am an accidental landlord and still learning :-)

I still wonder why would he take the cover off in the first place. So either way, the tenant won for just do this for a little fun?

Not sure what happen but it seems like the tenant took the cover or the screen on the security system. It's not even in use. Can I deduct it from the security deposit? And how much? First time dealing with it.

Thank you all for your input. I will mail it.

My tenant is about to move out. What is the best way to return security deposit? By certified mail or electronic? They will be oversea for a few weeks right after moving out.

Thanks @Venkata Maganti - if I cannot rent it out right away, I will live in it until the summer. I do notice it's hard to rent in Connecticut during winter time.

Thanks @Ivan Lai & @Mark Avery for input. I am now in the process getting quote for inspection and attorney.

One strange thing though ... The legal address from the town is 1690 Dixwell Ave B8. However, the physical unit is B7. I am quite confused and told my realtor to ask the seller to correct it .. He said it's not his place to fix it .. because the person who physically lives on B8 is recorded as B7.

The seller has accepted my cash offer. What should be my next step? Just inspection and find an attorney will do the rest?
