@Jennifer Pauyo hello from CT. Just started out as a part time RE agent with a full time job. Can’t seem to keep up :-)

#Rusell Brazil, so basically I have two rental property that I manage and rent out on my own. Now if I become RE agent under a broker A. Is that mean I can no longer do it but must list my rental under broker A? Hope it's not a stupid question. I just want to be clear and don't get in trouble :-)

Is there a conflict if you're agent and you list your rental on your own without any assocation to your broker? I had a talk with the broker today. She said there maybe a conflict but will check because when I post my rental on my own, my name still associate with the Broker. So if anything go wrong, it may come back to the Broker.

Thanks for the all feedback. This is not a special treatment but this is the right thing to do. There is no excuses especially they are the one that screw up. In any case, I made a few phone calls and being firm along with all of the time lines and prove. They are now waiving the charges.

She cashed the hand deliver check so fast ... Wonder if I can report her. This PM is a mess. I over paid them on the HOA for first 3 months and they won't even credit or refund it.

I mailed a check in for the HOA for that particular month (usually I do the auto payment via the bank). I called the office and they said they didn't get it and if it passed a certain date then I will get a late fee. They said it must have been lost in the mail. So I hand deliver a check with a note telling them not to cash this check #### and use this one only because I am going to stop the payment (they suggested it). Fast forward to last week. I got an invoice state that the check bounced and I have to pay for the fee. I went to the bank and they said the checked was process then stop so they charge me. I went to the PM and she said that she collects a lot of check so she wouldn't know which one to stop. I told her what about the note I sent in the envelope, she said it doesn't matter .... phone call or note, she won't be able to follow through ... I wish I can slap her. Is that the PM operate?

Both agents are sort of new (2-3 years). They both work in the same office. The listing agent is sort of lazy and didn't want to do any works. She doesn't want to communicate any back to the seller. 

I am being firm. The seller needs to get the permit, get the garage up to do, get a sign off from the town or no closing. They are now working on to get the permit.

Agent wasn't happy with the appraisal because it came back with a few safety issues. They kept on insisting that I got the FHA loan but I didn't. I got a conventional loan at 3.5% rate.

I am currently under contract for a single home. It will be my primary resident. The property does have a one car garage that is not listed on the property card. My lender requires the seller to provide permit and have it up to code with the town sign off. Both listing and buying agent insist that I can still close without a permit. I said I want the permit because I do not want the town to come after me after the sale. Is it a valid argument? Can the seller walk away from this contract? I know I can but I have spent $1000 for inspection and appraisal already. Maybe I should? Any thoughts here? Thanks -Chi
