Hello BP,

I have an appointment to see a property. The property is free and clear, however there are 3 names on the deed (a mother and her two daughters). Everyone is on the same page about selling, and the mother will ultimately be the decision maker... How to I structure this deal? Do I need additional paper work for the other parties to sign?

It's been difficult finding a good real estate attorney in my area...

Fairfield County, Connecticut.

Either they don't know their stuff and return my calls...

or

Don't return my calls and know their stuff!

I am looking for an attorney that is investor friendly and familiar with assignment, double close, lease-option, etc...

Any recommendations???

I need advice on obtaining proper NY state contracts. Is NY an attorney state or use title companies? Can you recommend?

Hello BP!

A little about myself... I grew up "Blue Collar", and currently still in the trades... (I want out!)

I have been submerging myself the past year with pod casts, books, and online resources about wholesaling (the occasional REIA meeting too)...

I have done direct mail campaigns, bandit signs and Craigslist to get my leads...

I've met with a few sellers, and even contracted one house (which fell through last minute)

BUT...

I still have some wrinkles to iron out. The kind of wrinkles that come with experience...

Here is what I am looking for:

I would like to network with an experienced investor, that is familiar with all forms of deal structure and creative real estate solutions. I would like to have a "mentor" to call on and walk me through some deals as need be. In return for the "know-how" we split the profits.

I have a wife, dog, 1 son and another baby on the way...

I'm determined, ambitious, honest and very easy to work with...

Please reply if you or someone you know would be interested.

I have had great response with direct mail campaigns. Get a list from www.listsource.com and send it over to www.yellowletters.com. Your phone will ring!

Hi Steve,

It appears bandit signs were working well for you. Maybe you should keep it up! Most jurisdictions don't allow it. That is why I use a non-traceable number on my signs (example: Google Voice)

Also, some investors just take the hit and pay the fines cause it's worth it!
