Hey BP,

So here's the idea....

I can take an ugly house (free and clear), work the comps, market... and close.

But i am hung up on what to do with all the deals I get that have little to no equity.

In a nut shell, if you work/live reasonably close to the Tampa area and have a strong working knowledge of lease option / Subject 2 deal construction.... Lets talk.

I want to meet someone serious about this business, that has an "abundance" mentality, and willing to share in the profits of deals we close together.

If you want to:

expand your local business, work with an outstanding guy, and make some money...

Could you point me in the direction of seeing example contracts pertaining to sub2 / wrap transactions?

I always hear people warning of the bank calling the loan due.... but I also know it does not stop many investors, and most (from my understanding) have never had a loan called.

Is this similar to your experience?

I actually relocated to Florida, and I am now trying to familiarize myself more with creative financing options.

The Florida market is heavy on competition, so I need to learn more if I want a better shot at securing a deal here.

Can you give me a common scenario, where sub2 would be used (in its simplest wording)?

And how exactly do a Sub2 and Wrap differ?

Hey BP,

I hear mixed reviews on doing lease option or subject to deals.

I am hoping some one can finally nail this down for me and explain the correct way to structure a lease option contract (subject to the existing loan).

This is in regards to deals in the state of Florida.

What forms / contracts are recommended to ensure I receive my agreed upon finders fee?

Hey BP,

I went on a meeting the other day to see a property. The seller is very motivated, and the property is in pretty rough shape. The main focus for the meeting was to make an offer on 1 house (free and clear). However, I just learned that the adjacent house (in default) is "attached" to the subject property. How would I structure this deal?
