Scott W. Thank you for the reply. I like the idea of offering an incentive to pay on time or early. That is something to consider for future lease agreements.

Jon Klaus Thank you for the reply, good advice. What I woud like to do is continue with the month to month contract and send a new lease agreement at the end of January. I plan to raise the rent with the expectation that she will move out. Once done I am going to sell this property and look for a fourplex.

There is quite a bit of equity in this property, but I would like to diversify my holdings. This is an expensive property to maintain as it has a pool and three large oak trees. Those expenses eat up all of my cashflow.

I have a renter who is perpetually late and her lease contract expired which converted to month to month. She is also has stretched out paying her late fees. If the late fees are not paid with the rent and stretched out, would she still be considered late on the overall rent? Any suggestions on how to handle this would be greatly appreciated.

Hello Jerry R. thank you for the reply.

All of the contractors have been referrals. Two from my architect and the other three from friends. The pre-bid documents were construction plans from the architect and outlined the scope of the project. Each of the bidders were given a complete walkthrough of the house, with the option to come back with their subs.

I also tried the REIA route and did not find anybody that I was comfortable with for this project. The folks that I encountered were more handyman based.

On another thread on here I found a suggestion to try Angie's List which is what I will be doing today.

Joshua Dorkin I just created a similar thread and found yours via a search. I hope you were able to end your frustration and found a contractor.

The one thing that kept going off in my head -- if these guys struggle to manage and handle their business, there must be a huge void in the market for a quality contractor. Where there is pain, there is opportunity.

Back in October I closed on a property that was in need of renovation. Due to the location and value of the property we invested in using an architect. With plans in hand I have tried to engage over 5 different contractors. We are now into December and I have struggled to get a bid response. Either they simply don't respond back or say that their respective subs are slow in providing numbers.

We need to get this project underway and need to find alternate ways to get this project started. The area of Houston where the construction will be taking place is strict on pulling permits. With this in mind what is the best way to identify potential contractors?

Good article.

Interestingly enough I have family throughout North Dakota. In talking with them they say the biggest challenge is finding available housing. To complicate matters the winters in ND are rough and construction slows considerably.

If somebody could solve the construction/housing situation, I think there is good money to be made.

Hello Jon Holdman it's a pleasure to meet you virtually. Rosenberg has exploded since I moved to Houston back in the early 90s. Ironically I moved from Wheat Ridge, Colorado where I see you are currently living. There is not a day that goes by that I don't miss the Rocky Mountains as a backdrop.

My professional background is technology, having spent 20+ years working for companies like Cisco, HP, and EMC. The camera is a part of my other passion which is photography and video. Years ago I started a small media company to help feed this passion.
