 I completely agree with you regarding Houston as it relates to strong areas of Texas to invest in. Austin (where I live) has not been attractive for some time now, as the inventory is still overpriced and sellers are slow to adjust pricing - which I understand.

Houston on the other hand has numerous areas that are still a value from an investment perspective.

 Correct.  Don't invest in Austin but along the I35 corridor going North.  Similarly along the I45 corridor from Houston.  Hwy 75 North of Dallas is another good area.  

Agreed, I have been researching I35 North Corridor and finding opportunities in the smaller towns that are big enough to invest in. Well worth a look.
