@Brandon Harrison

Let me know if you need a contractor, I'd be happy to pass along the team that I use. I've been working with the same crew for close to 18 years.

What I find even more telling is that 5 of the top 10 cities are based in Texas. With mortgage rates at record lows and motivated lenders, this is a perfect storm for investing. The challenge that I see is inventory in Austin specifically.

@Osvaldo Benavides

I lived in Houston for 23 years prior to moving to Austin. Know the city well and think there are better investment opportunites there and the surrounding areas. There is a strong possibility that I will be in Houston sometime in December. It would be great to connect.

Hey Jacob,

Coffee this week sounds great, either Tuesday or Wednesday works for me. I'll send you a PM to get this coordinated.

Randomly years ago I came across a YouTube channel for Adam Sandoval. He spent a good bit of time riding his Harley around the US and built a good following. He had a dream of owning a campground and did so a few years back in Oklahoma. There are numerous videos on his channel where he talks about the process. It might be worth giving it a look and see if there is anything useful for owning a campground.

@Jason Malabute If you don't mind me asking, what CRM is your team using to track their activity?

After a career in tech, I have finally walked away and working on building up my REI portfolio. It would be great to connect with likeminded people if your in Austin our the surrounding areas. While Austin is a competitive market, there are always deals out there.

If you are in another market and want feet on the street in Central Texas, please let me know how I can help.

Let's met!

Interesting read Lynn M. This new rule by the EPA is going to change the dynamics the way small contractors operate. I've been studying it close as I consider flips and investments. The fines for not following the EPA requirements are beyond stiff. It will equally change the way real estate investors make decisions. If I remember correctly if a house is built before 1978 a lead paint inspection must be done. If lead paint is found the contractor must take very specific precautions to abate the property. This will add to the expense of a rehab and decrease the profit margin of the investor.
