My recommendation would be to reach out to an investor minded real estate professional here in Austin. You should connect with @Jacob Pereira, @Ryan Kelly, @Jordan Moorhead, @Neil Narayan, @Dan Burstain, @Danny Webber, and @David Ivy. They are all seasoned veterans in this market and could provide you with the answers you've asked.

When you talk with the above professionals, you should also have a list of criteria you can pass along so they can better support you.

One thing to consider is how hot the market in is in Austin - I would temper your expectations because inventory is low right now. You mentioned that your strategy is long term by and hold, that is the best way to approach our market.

Not sure if I mentioned to you @Ryan Kelly and @Jordan Moorhead, my offer for a 6.5 acre land parcel was accepted on Friday. Shame that it's not in Del Valley or Buda!

As for the money flowing in, I think we've only begun to see the massive influx that's going to hit us.

Tim Ferriss and Ryan Holiday as well. Beyond just the "famous" new Austin residents, we have a considerable amount of California real estate investment money flowing into the city. We already have a hot market, in two years my bet is that we will be looking back at 2020 and wishing we had invested even more.

We have been using University Federal Credit Union and have numerous LLCs with them. We have been using them for years and have zero complaints.

We bought on the east side over 6 years ago when we moved from Houston to Austin. It was a bit of luck getting the place that we did, but I regret not buying the lot next to our house when it came up for sale. The lot doubled in value and was bought by a RE trust out of Dallas.

East of Airport and south of M uelleris one of the areas I think will heat up over the next several years.
