@Victor Williams Jr. I live in Valley Ranch too and I tried one of the services that claimed they will charge only if they can get my taxes lowered or it will be free. They contested my tax but could not get it lowered so refunded the amount I paid. Just need to make sure you cancel the service otherwise it is automatic renewal next year without any refunds.

In general, property taxes have gone higher in this area, they are now being calculated based on market rate. I know many contested but the taxes were not lowered.

I saw some vinyl planks and well as tiles that look like wood. Tiles seem a bit cheaper but not much difference, any recommendation on what to install in a buy and hold property in Dallas?

Hello fellow REIs!

I am working on rehabbing a SFR and have to replace the central AC & Furnace. I got a good quote on brand Evcon. Has anyone used this before? Is it good?

I add a small fee for each service call in my lease so that they don't abuse it. For example - change a bulb.

thanks,

@Don Gouge so you think Lowe's and Home Depot are the most reasonable sources? I just wanted to check if there are any other better sources. I don't want to go too low quality as well, want to keep it medium quality!

Thanks for confirming!

Why not? Disclosure is a big thing in real estate! Agents are required to disclose commission as well as any interest in the property! It will help avoid any confusion at closing!

@Payton Guthrie I think you will have trouble refinancing under LLC, conventional lenders don't like to lend to LLCs.

Hello Rehabbers,

I am helping someone with estimates and would like to get your input on the best reasonable sources for these other than Lowes/Home Depot/Ace Hardware. Looking for medium grade quality material. Any input will be greatly appreciated!

Paint and tools

Flooring - carpet

Flooring - wood

Flooring - tiles

Blinds

Fans and light fixtures

Faucets

Kitchen sink

Garage door opener

Water Heater

All Kitchen appliances

thanks,

priyanka
