@PATRECE ROBERTS welcome to the big bad world of REI! :) Just kidding - I have found it to be very interesting and just like you, am hoping it will replace my current income one day! I am not into wholesaling so I am not even going to try and say anything about that, i'll leave it to the many experts here on BP!
In general, you have come to the best platform. There is a wealth of information, just need to search using the right keywords and you will find information on pretty much every question related to REI. Also, there are many forums and you'll find many useful discussions on topics you never thought about! It is a jungle out there and we need a lot of patience and persistence to be successful in this field especially because we don't get paid for the hours you work, we only get paid once you have completed the entire transaction!
A few tips from me-
Like i mentioned - patience and persistence!
Focus - there are many types of REI, focus on just a few or it will be too overwhelming if you try to learn details of everything.
Understand end to end process and do your homework before you start any transaction. Example, talk to a few lenders, contractors, inspectors etc. and keep a list so that you can contact them as soon as you need them. You will not get time to shop around once you have started a transaction.
Make notes - I have an excel sheet with tabs of various categories where I copy/paste links or screenshots of any new/useful information/recommendation i see/read/hear.
Pay it forward - after you learn a few things, don't forget to help others! :)
