I have been using Cozy and love it. It is end to end property management portal, from application to rent payment!

@Maurice, was that conventional or Private/Hard Money lender?

It's a good list already.

Placester - Very good for agent sites.

LinkedIn - Still very useful for connecting with people across industries.

Medium - Definitely the best publishing platform. This is particularly true if you're in tech like me.

Finally, I always use a number of custom scrapers to do data analysis or collect data for a specific use case. I usually build these quickly for one-off or short-term usage.

@PATRECE ROBERTS welcome to the big bad world of REI! :) Just kidding - I have found it to be very interesting and just like you, am hoping it will replace my current income one day! I am not into wholesaling so I am not even going to try and say anything about that, i'll leave it to the many experts here on BP!

In general, you have come to the best platform. There is a wealth of information, just need to search using the right keywords and you will find information on pretty much every question related to REI. Also, there are many forums and you'll find many useful discussions on topics you never thought about! It is a jungle out there and we need a lot of patience and persistence to be successful in this field especially because we don't get paid for the hours you work, we only get paid once you have completed the entire transaction!

A few tips from me-

Like i mentioned - patience and persistence!

Focus - there are many types of REI, focus on just a few or it will be too overwhelming if you try to learn details of everything.

Understand end to end process and do your homework before you start any transaction. Example, talk to a few lenders, contractors, inspectors etc. and keep a list so that you can contact them as soon as you need them. You will not get time to shop around once you have started a transaction.

Make notes - I have an excel sheet with tabs of various categories where I copy/paste links or screenshots of any new/useful information/recommendation i see/read/hear.

Pay it forward - after you learn a few things, don't forget to help others! :)

This is what comes to my mind right now. I'm sure i'll remember a few more things and will come back to post them! Good luck and i hope you find it rewarding!

P.S - I see you are in Dallas, I am thinking of organizing an event in the next few weeks where DFW folks can meet. Will post something soon!

thanks!!

Agree with Ryan!

After you pass your exam, activate your license with the sponsoring broker, take all orientation classes, subscriptions and start marketing!

Good luck!! :)

Hello fellow investors;

I would like to hear about the technology, tools and social media you use and how they help with your business/work.

Would also like to hear about anything that you used but hated it and why.

I currently use the following -

Cozy - Property management tool - love the streamlined process of application, background & credit checks and automatic rent payment setup.

Zillow - good tool for research when buying and for listing when renting.

Realtor - love the filters when buying.

Redfin - for additional details and feedback.

CSS - For showings (I am also a licensed real estate agent)

MLS - we all know this :)

Google maps - Directions and I love the street view if i am checking out a new neighborhood.

Social media - I have not used this much, does it help?

Would like to know all the technology and tools you use and why! :)

thanks,

priyanka
