@Nicholas Aiola, thank you for the great service, really appreciate it!

My question is on rental property depreciation. I know we take it for the main property but how about appliances, roof, fence etc? Is there a list of things we can depreciate?

Is there any difference if appliances cam with the purchase or were installed new after purchase?

Great idea, I will be doing that in my future lease contracts! As of now, I do not have time specified so will have to assume midnight. I can request them to turn in the keys early but cannot demand....:)

There is no official time unless specified on the lease agreement. In your present case you can just communicate with the tenant and agree upon a specific time so that both of you are on the page.

Thank you for your response @Marlen Weber, @Mike Morawski and @Sharlene Mulchandani.

FYI - I called TREC (Texas Real Estate Commission) and spoke to an attorney, the attorney confirmed there are no (legal) requirements and just to follow CDC guidelines which is what I m planning to do! :)

@Marlen Weber thank you so very much and this is what I was planning on so it does confirm my plan! This link is more like a guide/tips. Are you aware of any requirements by any authorities that landlords need to follow? I did a lot of search and could only find some information on common area cleaning of multifamily & commercial units, nothing specific for single family and move in.

Hello fellow landlords,

Due to COVID, are there any special cleaning requirements of a single family rental house in Texas before the next tenants move in? I was planning to get extra cleaning of all knobs, faucets, switches and counters by clorox wipes by my regular cleaning lady. I did a search and could not find any specific requirement so wanted to check if anyone is aware of it.

Is there a time by which tenants have to return the key on the lease end date? Say 5pm or do they have till midnight? 

This is in Texas.
