Having issues with my contractor taking too long on 2 flips that he is working on. I have a contract and he has done excellent work in the past. He says that he is having problems with his employees. Any suggestions on how to motivate to get things done faster?

Im working on a flip in Shaker Heights near Cleveland, OH and need a good licensed electrician to do a whole house rewire for cheap.  Does anyone have experience with a similar situation?

Hey everyone!

I have a successful flip under my belt that profited over $30,000 and recently bought a 4-plex! I'm in the game and want to keep rockin' and rollin'. What better place to rock and roll than Cleveland! I have a great agent in the area and an awesome contractor. I can find great deals but just need some help with funding. I have many years under my belt as a project manager and engineer so i know how to get things done on-time and under budget! Who's interested in partnering up??

Thanks Aaron! I have a contractor coming this weekend to get me an estimate.  From my experience, this will be around $30,000 to get this property to where it needs to be for full market rent/value.  Doesnt look like much profit margin on this one as a flip.  We will see what the contractor says...

So my mom wants to get rid of her house in Edinburg, PA and I have an opportunity to buy it for $10,000 to $15,000 and rent it out or wholesale it to an investor. From Zillow the house looks to have an ARV between $36K and $40K. I inspected the house and found it pretty much needs gutted to get to a decent rental state. I used one of the Biggerpockets sponsored rental calculators and found that 3 bedroom houses in this area can go for $650/month. I have an investor who is interested in buying the house but I have not called him back yet. What should I do??

I recently bought a modular home that I am trying to flip. The walls are vinyl over gypsum (VOG) walls with textured paper. The pattern on the walls is dated and I want to make them smooth painted walls. Does anyone have any suggestions?
